Dubai & Abu Dhabi property services

Investment Advisory

A property should be assessed against your objectives, not a headline return. Firswood helps investors consider acquisition options in Dubai and Abu Dhabi, with attention to the costs, assumptions and responsibilities attached to each property.

Discuss your requirements

Start with the objective

Tell us whether the priority is rental income, future personal use, a longer-term holding or a combination. Your budget, investment horizon, financing and appetite for vacancy or construction risk help define which options deserve further work.

An apartment in a completed building, a villa and an off-plan purchase create different cash commitments and management tasks. Compare those differences before narrowing the search to a specific launch or listing.

Make the assumptions visible

A useful comparison separates asking price from total acquisition cost and gross rent from income after operating costs. It should identify the source and date of the rental evidence, the expected service charges, management costs, maintenance allowance and vacancy assumption.

Projected returns depend on those inputs. Use the rental yield worked example to see how an apparently attractive gross figure changes when running costs are included. Financing and tax considerations need their own assessment for your circumstances.

Test the property and the exit plan

Review the building or project alongside the wider area. Unit layout, condition, tenancy, supply, access and recurring costs can produce different outcomes within the same community. Ask which details are documented and which need further checks.

Consider what could prompt an earlier sale and who might buy the property at that point. Neither rental income nor resale value is guaranteed. A purchase should remain understandable under a less favourable rent, a period of vacancy or a longer holding period.

Prepare a useful investment brief

Share your preferred emirate, total budget, intended holding period, finance requirements and any existing property exposure you want us to consider. We can discuss a shortlist and the evidence needed to assess it, with the scope of advice agreed around your requirements.
