How we write our guides
Every area guide lists the primary sources it relies on, with the date the community details were checked. The "updated" date on a guide moves only when its content changes, not when the site around it is redesigned.
Where a photograph shows a similar setting rather than the named community, we label it as representative. Plans for roads, schools and facilities change, so we separate what is open today from what a developer or authority has announced, and we link the source for each.
We do not publish projected yields as promises. Our rental yield worked example shows why.
How we calculate the Dubai figures
The Key facts on our Dubai guides come from Dubai Land Department open data, which publishes registered sales and rent contracts. We use the 12 complete months from 1 September 2025 to 31 August 2026. Across Dubai that covers 166,659 home sales.
- Home sales are apartments, villas and townhouses registered for residential use, both off-plan and ready. Land plots and mortgage or gift registrations are left out.
- Price per sq ft is the median sale value divided by the registered area. We show it for apartments only, because DLD registers plot area for some villa projects and built-up area for others, so a villa figure would not compare with a listing price.
- Rents are the median annual rent on new leases of 11 to 14 months. Renewals are left out because RERA's rental index caps renewal increases, so they lag the market.
- Service charges come from the DLD service charge index, using 2023 budgets, the latest year with enough projects to be useful. The figure adds up the core running costs per sq ft a year and leaves out items charged per space or as a lump sum, such as parking.
- Small samples are hidden. A price or rent based on fewer than 20 transactions is not shown, and a service-charge figure needs at least 3 projects.
- A guide shows figures only when DLD data can isolate the community. Some villa communities register most sales as land or under commercial use, and MBR City is a brand that spans several DLD areas. Those guides have no Key facts box rather than a misleading one.
The period straddles a sharp fall in activity: monthly home sales dropped from 18,006 in September 2025 to 10,700 in August 2026, so a 12-month median blends prices from before and after the fall.
Where the Abu Dhabi figures come from
Dubai Land Department data covers Dubai only. The Key facts on our Abu Dhabi pages are the figures the Abu Dhabi Real Estate Centre (ADREC) published for the first half of 2026 (the 6 months to 30 June), in its market report release of 18 August 2026. We quote them as published and do not recalculate them. We have read the release; the full report is a separate document.
The release gives sales figures for only a few areas: Hudayriyat Island, Saadiyat Island, Yas Island, and Al Reem Island with Al Maryah Island, which it reports as one area. Those guides open with their area figure and the emirate totals. Our other Abu Dhabi guides have no Key facts box, for the same reason as the Dubai guides above: we do not put an emirate-wide number where a reader would take it for the community.
