Start at the right level of detail
Emirate-wide market information can help frame a search, but a property decision needs more detail. A community, building, phase and individual unit may each have characteristics that broad averages do not describe.

Separate evidence from assumptions
A listing is an asking price or advertised rent. A completed transaction or signed tenancy is evidence of a particular agreement at a particular time. Neither should be compared without considering the unit size, condition, view, occupancy and transaction date.
For planned infrastructure and amenities, distinguish an announcement from a facility that is operating. Read the linked developer and authority sources and verify the position for the project or phase being considered.
Make comparisons useful
Choose properties that address the same brief and record the important differences. For an income-focused search, add recurring costs and vacancy assumptions. For a home, include everyday journeys, layout and the facilities you expect to use.
A research note should show where a figure came from, what period it covers and which questions remain open. The public guides provide a starting point; they do not claim to be valuations or live price lists for individual units.
