For buyers: turn a brief into a shortlist
Start with your total budget, preferred emirate, bedroom requirement and the journeys you make most often. A waterfront apartment and a villa may meet the same price brief while creating very different day-to-day costs. We help organise the search around those practical differences.
Our area guides are a starting point. The next step is to compare particular buildings, layouts and units: the outlook, usable space, parking, condition, recurring charges and availability all matter. An area-level description cannot establish whether a particular home is suitable.
Completed homes and off-plan purchases
For a completed home, request the ownership documents, occupancy status, running-cost information and an opportunity to inspect the property. For an off-plan home, add the project registration, payment schedule, construction status and proposed handover terms to your checks.
Compare the date you need the property with the contractual timetable. Record any assumptions about rent, resale, finance or future facilities separately from confirmed facts. Our off-plan checklist explains the documents to assemble before committing.
For sellers: prepare the property and the information
A useful sale brief includes the property location, unit type, ownership documentation, occupancy, outstanding finance and target timing. Where available, bring current photographs, floor plans, service charge statements and details of alterations.
Asking prices and completed transactions describe different things. When considering a price, compare like-for-like homes and note differences in condition, size, view and tenancy. Discuss the proposed marketing scope, fees and responsibilities before an instruction is agreed.
What to send us
Tell us whether you are buying or selling, which emirate and areas you are considering, your budget or price expectation and your preferred timescale. For buyers using finance, include the stage of your lender discussions. We can then discuss a focused next step.
