An off-plan purchase depends on both the delivery of the home and the development of its surroundings. Check those separately, then compare the payment commitments with your budget and timing.
Start with the registered project
Dubai Land Department’s Project Status Enquiry lets you look up a project and examine its status, developer and escrow details. The service is also available through Dubai REST. Match the project identity to the documents you are being asked to sign.
Save the documents and note when you checked them. Confirm the designated payment details through the appropriate official and contractual channels. A registered project or escrow arrangement does not establish that every forecast about completion, rent or resale will be achieved.
Separate the building from the wider community
Make two lists: what is being delivered within the property or project, and which surrounding facilities you are relying on. Roads, shops, schools and public spaces may have different operators, schedules and contractual commitments.
For each facility, record whether it is operating, under construction or planned, and link the evidence to its source and date. A rendering is useful for understanding an intended design; it is not a record of current conditions. Arrange a visit where possible and check the precise phase, access route and surroundings.

Read the payment plan as a cash commitment
List every payment date or milestone, the amount due and the source of those funds. Add expected acquisition expenses and any financing requirements. Ask what the contract says about completion, changes, delay, cancellation and assignment, and obtain appropriate professional advice where a term is unclear.
Test the timetable against your own needs. If you require a home or rental income by a fixed date, identify how you would meet that need if handover takes longer than expected. Do the same for a later sale: do not assume a buyer or refinancing will be available at a particular moment.
Compare completed alternatives
Compare the proposed unit with completed homes that meet the same brief. Record differences in size, layout, condition, view, location and amenities. Asking prices show what sellers are seeking; completed transactions describe particular past agreements. Keep the distinction visible.
Where there are few close comparables, say so. Avoid turning a broad area average or another launch’s price list into a precise valuation. A comparison is more useful when its gaps are explicit.
Prepare a decision file
- Project identity, developer and current official status.
- Contract, payment schedule and verified payment instructions.
- Included specification and the facilities your decision depends on.
- Documented comparable homes, with dates and important differences.
- A plan for delay, additional cash needs and a longer holding period.
