Rashid Yachts & Marina at a glance
Rashid Yachts & Marina is Emaar’s residential waterfront plan at Mina Rashid, with named apartment projects including Seagate and Seascape. The marina, promenade and canal-pool concepts should be checked against the facilities delivered for each selected phase.
01
The marina is the central reference
Emaar’s community page places marina views, waterfront dining and berthing at the centre of Rashid Yachts & Marina. For buyers, this makes the specific building’s position decisive: compare distance and sightlines to the marina, together with the route residents take through the developing waterfront environment.
Emaar describes Seascape as a four-building complex adjacent to a community park and canal pool. This offers a concrete project-level reference for comparison, although the brochure description should still be matched to the selected building’s current delivery status, access and facilities at the time of purchase.
The community’s official presentation identifies Queen Elizabeth 2 as a floating-hotel landmark. That supplies a distinctive Mina Rashid reference beyond new residential towers. Our assessment keeps the established landmark separate from facilities proposed within the residential development, so buyers understand which parts of the setting already have an independent identity.
Rashid Yachts & Marina is the residential redevelopment of the Mina Rashid port area, arranged around a large marina and a waterfront promenade. It represents one of the more significant attempts to bring master-planned residential living into the older part of Dubai.
The proposition is genuine — real waterfront, real marina infrastructure, proximity to the historic city — but the district is being delivered in phases and the earliest residents are living in a partially complete environment.
Location & connectivity
At Mina Rashid, between Bur Dubai and the sea, close to Al Seef, the creek and the historic districts, with access via Al Mina Street. Sheikh Zayed Road and Downtown are a reasonable drive. The cruise terminal remains active and generates periodic traffic and visitor volume.
Property & neighbourhoods
Mid-rise apartment clusters arranged around the marina and promenade, with the residential product broadly consistent in specification across phases. Position relative to the marina, the promenade and the remaining port operations is the main differentiator between buildings.
Who lives and invests here
Investors and owner-occupiers attracted by waterfront living at a lower entry point than the Marina or the Palm, plus buyers with ties to the older commercial districts. Tenant demand is building alongside occupancy and is not yet established at scale.
Ownership & lifestyle
Freehold. The lifestyle centres on the marina, the promenade and proximity to the historic waterfront. The trade-off is that the district is still under construction in parts and the surrounding area is in transition from industrial and port use.
Costs of ownership
Marina and promenade infrastructure carry real maintenance cost, and charges should be expected to reflect that. With few buildings having a full operating history, figures for the earliest phases are the most reliable available guide.
Phased and continuing over an extended period. Later phases will add substantially to the residential base, and early buyers should expect to be competing with primary releases for some time.
What to consider
Limited resale and rental history is the principal analytical problem — there is very little evidence on which to judge how the district prices once mature. Construction disruption is current. Cruise-terminal activity is a permanent contextual factor. Delivery sequencing across phases should be confirmed rather than assumed.
The Firswood perspective
We regard this as a district to buy in delivered phases rather than early ones, because the discount for immaturity is often smaller than the risk it carries. For clients who want waterfront at below Marina pricing and can wait for the district to complete, the case is reasonable and should be underwritten on that basis.
Are Mina Rashid and Rashid Yachts & Marina interchangeable names?
+
Mina Rashid describes the wider port setting, while Rashid Yachts & Marina is the named residential development marketed by Emaar. Confirm the precise project and building when reviewing a listing. This distinction matters when comparing residential amenities and completion evidence with properties or facilities described using the broader waterfront location.
Is Seascape’s canal pool the same thing as open-sea beach access?
+
No. Emaar describes a canal pool as a planned community amenity associated with the Seascape setting. That is a different facility from the Arabian Gulf shoreline or a public beach. Confirm the delivered arrangement, resident access and operating rules before presenting a particular apartment as providing the beach experience a buyer expects.
How should I compare Seagate, Seascape and later Rashid phases?
+
Plot each building against the marina, community open space and remaining development sites, then compare the apartment layout and delivery evidence. Phase names alone do not explain the living experience. For an early occupancy decision, inspect which everyday services can actually be used and how the route through the surrounding district functions.
Does the QE2 landmark make every Rashid apartment a heritage-facing home?
+
The QE2 is a distinctive landmark in the wider setting, but visibility depends on the apartment’s orientation and intervening structures. Ask for a view assessment from the particular unit. Its presence can help describe Mina Rashid’s identity without being treated as an amenity, view or access right attached to every residence.
