It is also one of the least mature in evidence terms. Much of the stock is recent or still delivering, so the resale and rental record is thin, and comparables often have to be drawn from neighbouring districts with appropriate adjustment.

Construction noise and access disruption are current realities. View lines should be checked against the master plan, not the current skyline.
