The Springs at a glance
The Springs is an established Emirates Living neighbourhood with townhouses, lakeside walking routes and communal recreation. The Springs Souk adds a named retail destination, while individual home types and alterations require close attention during a resale search.

Townhouse form comes before the view
Emaar Community Management identifies a substantial townhouse collection within The Springs. For a practical comparison, establish the original type and current floor plan before comparing lake or park outlooks; changes to a study, kitchen or staircase arrangement can affect daily use as much as the position of the plot.
Emaar Malls operates The Springs Souk as a neighbourhood shopping destination. For a household shortlist, test the journey from the selected home with routine errands in mind. Proximity is most useful when the route works comfortably, rather than when the property is merely described as being near the Souk.
The community manager lists pools, children’s play areas and outdoor sports facilities in The Springs. Our interpretation is to compare the nearest usable facility with the home’s own outdoor space; a smaller garden may work well for a household that regularly uses shared recreation, while another may prioritise private space.
The Springs is the townhouse component of Emirates Living and the most accessible entry point into the area. It consists of numbered sub-communities of two and three-bedroom townhouses arranged around lakes and landscaped areas.
It has a deep, liquid resale market by villa-community standards, which makes it one of the more analysable family markets in Dubai — but only if the comparison controls for sub-community, position and condition.
Location & connectivity
Within Emirates Living off Sheikh Zayed Road and Al Khail Road, adjacent to The Meadows and close to Dubai Marina and the western employment districts. Well served by nearby schools. No metro; car-dependent.
Property & neighbourhoods
Townhouses in standard type designations across numbered sub-communities, differing in size, layout and orientation. The premium positions are lake-facing and park-backing; the discount positions face main internal roads or back directly onto neighbours.
Who lives and invests here
Families and first-time villa-market buyers, plus a meaningful investor presence attracted by the liquidity and consistent tenant demand. Turnover is higher than in The Meadows or The Lakes, which supports a more active comparable market.
Ownership & lifestyle
Freehold. The lifestyle is compact family living with shared community amenity, parks, pools and retail. Gardens are small relative to detached villa communities, which is the principal trade-off against The Meadows.
Costs of ownership
Community charges cover shared landscaping, pools, security and lakes and are relatively modest. Private maintenance is lower than in detached villa communities given the smaller plots.
Fixed. Competition comes from newer townhouse product in communities such as Arabian Ranches 3, Town Square and the Dubai Hills townhouse clusters, which offer newer specification at comparable or lower prices.
What to consider
Renovation standards vary enormously and some properties have been extended or altered without proper approval, which creates problems at resale. Road-facing units and those in the less desirable sub-communities can be significantly harder to let and sell than headline figures suggest.
The Firswood perspective
We treat The Springs as a sub-community-level market and refuse to use community-wide averages. Buyers should verify that any extension has approvals in place, and investors should model the letting difference between a premium position and a road-facing unit rather than assuming a single community rent.
Why do Springs listings refer to numbered house types?
+
The type reference helps identify the original layout and is useful when comparing townhouses with similar external appearances. Obtain the plan for the exact home and check what has changed since construction. A type label alone does not reveal converted rooms, extended kitchens or the condition of the house today.
Is an end-unit Springs townhouse always the better choice?
+
An end position may change light, side access or garden shape, but the actual layout and orientation still matter. Compare the usable outdoor area and privacy with an internal unit, then inspect condition. Paying for the label without checking the physical differences can overlook a home that better fits the household’s routine.
What should I inspect in a Springs study-to-bedroom conversion?
+
Look at natural light, ventilation, access, storage and the effect on the rest of the floor plan. Ask for the approved drawings and documentation relevant to the alteration. A converted space may serve a household well, but its advertised use should be evaluated through the actual room and its documented configuration.
How much weight should I give proximity to The Springs Souk?
+
Give it weight in proportion to the household’s likely use. Test the route for grocery trips, casual dining and other regular errands, then compare it with the home’s layout and garden. A convenient shopping destination can support everyday living, but it should not outweigh a substantial mismatch in the property itself.
