Put the finance brief before the shortlist
Start with your available cash, intended purchase budget, employment or income circumstances and proposed timing. Identify whether you have already spoken with a lender and what stage that enquiry has reached.
A lender indication is not the same as final approval for a particular property. Keep the status and conditions of any offer clear when deciding whether and when to make a purchase commitment.
Compare the whole offer
Request the interest or profit rate, fixed or variable period, repayment term, payment illustration and relevant fees. Ask how payments could change after an initial rate period and what conditions apply to early repayment or refinancing.
Compare offers on the same loan amount and term wherever possible. A low introductory payment alone does not describe the total cost. Ask the lender to explain any insurance, valuation and other requirements that apply to its offer.
Coordinate finance with the purchase
The property documentation, valuation and transaction timetable can affect the lender process. Identify the financing conditions in the proposed purchase and the dates by which decisions or documents are required.
Budget for acquisition costs as well as the buyer contribution to the price. Keep an appropriate allowance for moving, repairs or a period before rental income begins. The amount available to borrow and all approval conditions are determined by the lender.
